# A Houston new-build team that shows you the whole bill

You shouldn't have to call 20 leasing offices to learn what an apartment really costs. On Oct 25, 2026, we tracked 140 ground-up Houston-area communities, and every card shows the special, fees, water, electric, flood zone and year two.

Free to you, and your rent is the same either way · 140 new communities tracked · Prices pulled every morning

## Why we started with the bill

55% of Houston-area units had a concession in Q2 2026 (Transwestern). That's a lot of specials, and most of them come without the math. A renter sees 8 weeks free, but not the required fees, the water district or the year-two jump.

We built the New Build Board to fix that. It tracks ground-up construction only, with first move-ins from 2024 to 2027. Each card shows base rent beside the special, net effective, true monthly and year two, plus the electric provider, water district, FEMA zone and ISD for the address.

Prices come from a feed pulled every morning, and every value shows its date. When something is still unconfirmed, the card says so.

### What we won't do

- Publish a price, special or count we can't produce on request
- Let commission affect a score, sort order, placement or alert
- Call a building safe, or describe neighborhoods by who lives there
- Post reviews or ratings we can't stand behind

Why it goes wrong

## The three problems we set out to fix

Each one is common in Houston, and each one is fixable with a phone call and the right document.

### The special hides the bill

Required fees ran $77.62 to $158.06 a month at 11 board buildings, median $98 (Oct 25, 2026). The special doesn’t touch them.

### Address facts are scattered

67 of 140 buildings get water from a district, and 17 don’t let you pick an electric plan (Oct 25, 2026). Those facts live in different places.

### Year two arrives as a surprise

Renewal is priced from base. At the board’s median special, year two jumps about 18% (board math, Oct 25, 2026).
