Cypress mixes new garden-style apartments with build-to-rent homes along the Grand Parkway, US 290 and Mason Rd. Most of it is unincorporated Harris County, so water districts and address-level school boundaries matter more than the mailing city.

The Heights is one of the inner-loop areas where new construction is mostly mid-rise, with structured parking and amenity fees. It sits inside the City of Houston, so Chapter 19 floodplain rules apply, and Houston has no zoning, so what's planned next door matters.

Why it goes wrong

## Why picking an area by name goes sideways

Area names are broad. The bill changes with the exact address.

### Mailing city vs. ISD

A Katy or Houston mailing address doesn’t set the school district. The address boundary does.

### City vs. district water

Two buildings a mile apart can get water from different districts, with different billing.

### Tolls change the math

Fulshear to the Galleria ran about $219 a month in tolls (Oct 25, 2026). We add tolls to the bill.

## Choosing an area: questions

Which areas do you cover?

Harris, Fort Bend, Montgomery, Brazoria and Galveston counties, plus board buildings in Waller, Chambers and Liberty. Area pages publish once an area has 3 or more tracked ground-up buildings.

Why do you list the ISD by address?

School district boundaries follow addresses, not mailing cities. We list the district name and a lookup link as a fact and never rate schools.

Why does water billing change by area?

Suburban areas often get water from a Municipal Utility District billed through the property. 67 of 140 board buildings did on Oct 25, 2026.

Do you compare areas head to head?

Area pages show at-a-glance facts and leverage. Head-to-head comparison pages publish once the area pairs are confirmed.

Can you guarantee a price or approval?

No. The community sets both, and we confirm them before you sign.
