## How can I tell if an apartment listing is fake?

You found a great unit online, and something feels off. That instinct is worth listening to. Most rental scams follow the same few patterns, and you can check for them in a few minutes before you send any money for

.

Watch for these signs:

- **They want a wire, a payment app or a gift card.** Real communities take payments through their own portal or office.
- **There’s no tour.** The “owner” is out of town, or the keys will be mailed.
- **The price is far below nearby new builds.** A new one-bedroom listed hundreds under its neighbors deserves a phone call.
- **They push you to decide today.** Pressure to pay before you’ve seen the unit is a classic tactic.
- **The contact isn’t the leasing office.** A personal email or text number instead of the community’s published phone.

## How do I check a listing with the leasing office?

The fastest check is a direct call. Find the community’s phone number on its own website, not in the listing. Ask the office three questions:

1. Is unit \[number\] available on \[date\]?
2. What is the current rent and special for that unit?
3. How do you take application fees and deposits?

If the office has never heard of the unit, or the price doesn’t match, you’ve found your answer. If it all lines up, apply through the community’s own portal.

> **New buildings attract copycat listings**
>
> Scammers copy photos from real new buildings because they look appealing and have few reviews. A real building name in a listing doesn’t mean the listing is real.

## How do feed prices help spot a fake?

Our board pulls prices every morning and confirms them with each community. If a listing shows a price far under what the

shows for that building, that’s worth a second look.

We also only publish specials we’ve confirmed. Specials that show up only on third-party listings don’t post until the community confirms them. You can read how each price field works on our page on

## What do we do to verify a listing?

When you send us a building, we call the leasing office directly. We confirm the exact unit, the special, the written fee sheet and who bills the water. You get those facts in writing, the same day during hours.

If you’re leasing from out of town, we walk the actual unit with you on live video. That way you see the real door number, the real view and the real condition before anything is paid.

## Why do new buildings attract scams?

Scammers like new construction for a few reasons. The photos are bright and appealing. There are few reviews, so there’s little history to check. And renters expect deep specials at new buildings, so an unusually low price doesn’t always set off alarms.

A common pattern looks like this. A listing on a marketplace site shows a real new building’s photos with a price well below its neighbors. The contact says they’re the owner or an agent who can’t meet in person. They ask for a deposit by wire, payment app or gift card to hold the unit. Once the money is sent, the contact disappears.

## What does a real application look like?

At a real new community, the process is consistent:

1. You tour in person, or on a live video walk with the leasing office or a licensed agent.
2. You apply through the community’s own online portal or at the leasing office.
3. Fees and deposits go through that same portal or office, with a receipt.
4. You sign a lease from the community, with its legal name and address.

If any step skips the community itself, stop and call the leasing office on the number listed on its own website. A real office will confirm the unit, the price and how it takes payments.

## What if I’ve already sent money?

Act quickly. Contact your bank or payment app to report the transaction and ask about a reversal. File a report with local police and with the Federal Trade Commission at ReportFraud.ftc.gov. Save every message, receipt and listing screenshot.

Then send us your move date and budget. We’ll help you find a confirmed unit at a real community, and it’s free to you.

FAQ

## Questions about this guide

Should I ever wire a deposit for an apartment?

No. Pay only through the community's own resident portal or leasing office, after you've confirmed the unit with the office directly.

How do I know a special is real?

We publish only specials we've confirmed with the community, with the date. If a special appears only on a third-party site, we don't post it until it's confirmed.

What if the price looks much lower than nearby new builds?

Treat it as a warning sign. Compare it with the board's net effective for nearby new buildings and call the leasing office before you send anything.

Can I tour a new building before I pay?

Yes, and you should, in person or on a live video walk of the actual unit.

Can you guarantee a price or approval?

No. The community sets both, and we confirm them before you sign.
