Equal Housing Opportunity
Fair Housing
We help every renter the same way: by needs, never identities.
New Houston Apartment Team, a team of Spirit Real Estate Group, LLC (TREC #562021), is an Equal Housing Opportunity brokerage. We follow the federal Fair Housing Act, the Texas Fair Housing Act and local fair housing laws.
No steering
We don't steer anyone toward or away from a building or an area based on race, color, religion, sex, national origin, familial status or disability. We personalize a search only from what you tell us you need, like your move date, budget, commute, pets or unit size.
How we describe places
- We describe buildings, not people. Product terms like garden-style, mid-rise or build-to-rent describe buildings.
- We don't use safety or crime language, and we never call a building safe from flooding. Flood zones are facts.
- We don't use phrases like "great for families," "young professionals" or "quiet community."
- Schools are facts: the district name and a lookup link. We never rate schools or use them in a score.
Who-can-rent-here labels
Some buildings set eligibility rules, like income-restricted units, 55+ or 62+ communities, student leasing by the bed, or extended-stay. We label these as facts, with a source and date. Labels are filterable, kept out of market-rate price medians, and never pushed or hidden.
Assistance animals and service dogs
Equal Housing Opportunity. Assistance animal requests are reasonable accommodation requests handled by each community under the Fair Housing Act and its own process. Trained service dogs pay no pet fee or deposit under Texas Human Resources Code §121.003(h). We don't ask about disability and don't give legal advice; we connect the renter with the community's process.
Advertising
We don't run age-targeted or identity-targeted ads. Every page and ad shows Spirit Real Estate Group, LLC where it's readily noticed.
