Leverage
How much room renters have on price
Katy has a deep bench of buildings in lease-up at the same time. When several new communities compete for the same renter, specials tend to run deeper and unit choice is wider. Our area leverage score weighs stabilized vacancy (RealPage, Q2 2026) with the typical special on the board.

Why it goes wrong
New Katy Apartment Problems We Check Before You Tour
The headline special out here is often real, but it rarely tells you the monthly bill. Three things usually land on top of it.
The local catch
A deep special upstream of the reservoirs, with no flood details
What you seeYou find ten weeks free at a new building off I-10, but the listing never mentions its FEMA zone or how the site fared in 2017.
Why it happens hereMore than 32,000 acres in the area flooded during Harvey, and many homes upstream of the Barker and Addicks reservoirs took water during the releases.
What we doWe pull the FEMA zone for the exact address, ask for the §92.0135 flood notice, and use our outside-the-floodplain search to compare buildings before you tour.
The water line you didn't budget
Many buildings west of the reservoirs sit inside a MUD. The property bills the district water to you by ratio or submeter, so the cost changes building to building.
Tolls that act like a second rent
From Fulshear to the Galleria, tolls ran about $219 a month on Oct 25, 2026. That can cancel out a few weeks of free rent.
Long terms tied to the deepest specials
The biggest specials along I-10 often come with 13 to 15 month terms. A longer term spreads the free weeks thinner each month.

Ways to Search New Builds Out West
Each search shows the whole bill for every new build that fits, dated and pulled each morning. The ones that matter most here come first.
Job anchors and needs
What brings renters here, and how we help here
People move west for a short drive to the Energy Corridor, more space for the money, or a newer building with a yard nearby. Here's how we help with each of those.
Job anchor
Energy Corridor and Park Row
Route: I-10 Katy Freeway
Toll: No toll on the main lanes
The Energy Corridor sits on I-10 east of Cinco Ranch, with Park Row running along the north side of the freeway. Our minutes are free-flow, so treat them as the floor. We name the congested segments near the Beltway and SH 6 so you know where the morning slows.
Job anchor
The Galleria and Uptown
Route: Westpark Tollway
Toll: About $219 a month from Fulshear (Oct 25, 2026)
The Westpark Tollway is the usual route into the Galleria from Fulshear and the Firethorne side. We add the toll to your true monthly, so a building with a smaller special but a shorter tolled drive can come out ahead.
Job anchor
Grand Parkway corridor
Route: SH 99
Toll: Toll road
SH 99 links the area north toward Cypress and south toward Fort Bend. If your job is along the Parkway, we compare buildings by exit and add the toll line for each.
Needs we hear most
A job move to the Energy Corridor
We line up buildings by drive time to your office tower, not by ZIP code, and we show the route and any toll beside each one.
Pets and a yard
You'll find build-to-rent homes near Fulshear and garden-style buildings with dog parks. We list pet rent, fees and limits as each community publishes them.
A renewal coming up at a lease-up building
If your current lease started with a big special, year two is priced from base. Our month-10 Renewal Check compares your offer against nearby new builds.
What we do here
- We ask for last year's average water bill before you apply.
- We add Westpark or Grand Parkway tolls to your true monthly.
- We confirm the ISD for the exact address with the district lookup.
- We get the written fee sheet and the concession addendum before you sign.
Building profiles
What the new buildings look like on paper
These profiles are durable facts that don't change with the daily price feed. Each building card still shows its own electric, water, FEMA and ISD chips with a confirmation date.

| Mid-rise wrap with structured parking near I-10 | Katy ISD; confirm by address | District or city, varies by building | Check each card |
| Build-to-rent homes and townhomes, Fulshear and Grand Parkway edges | Katy ISD or neighboring district by address | District common; utilities often in your name | Check each card |

How we help out west
Why West Houston Renters Use Our Team
Getting around from a new build out west
Most new buildings here sit within a few minutes of one of three roads: I-10 (Katy Freeway), the Westpark Tollway, or the Grand Parkway (SH 99). Which one you use every morning shapes your bill as much as the special does.
- I-10 east carries most Energy Corridor and Park Row commuters. The main lanes are free; the managed lanes are tolled. Free-flow minutes from Cinco Ranch to the Energy Corridor look short on a map, so we name the slow stretches near SH 6 and the Beltway.
- Westpark Tollway is the common path to the Galleria and Uptown. From Fulshear, tolls ran about $219 a month on Oct 25, 2026. You'll want an EZ TAG account set up before your first week.
- Grand Parkway (SH 99) connects north to Cypress and south to Fort Bend County. It's tolled, so we compare buildings by exit and add the toll line to each one.
If you'd rather avoid tolls, we'll sort your shortlist by untolled routes first and show you what that does to the drive.
What the new buildings tend to look like
New construction here is mostly garden-style communities of three or four stories with surface lots, plus a growing set of build-to-rent homes and townhomes toward Fulshear and the Grand Parkway. A smaller number of mid-rise wraps sit closer to I-10.
Garden-style buildings usually have lower parking costs, but many sit inside a Municipal Utility District. That means the water line on your bill comes from the district, billed to you by the property under 16 TAC Chapter 24. Build-to-rent homes often put water and electric in your name, so the monthly bill looks different even when the rent is similar.
Around Cinco Ranch and Katy Mills, you'll see communities in lease-up side by side. That competition is one reason specials here can run deep. We check every card for stage, build status and amenity completion so you know if the pool or the second phase is still being finished.
Local knowledge
Local Knowledge for New Katy Rentals
Katy spreads across Harris, Fort Bend and Waller counties, so one city name can cover three different tax and utility setups. Most new builds are garden-style, with a growing set of build-to-rent homes toward Fulshear and Firethorne.
The flood history is worth knowing without turning it into a verdict. During Harvey in 2017, more than 32,000 acres in the area flooded, including many homes upstream of the Barker and Addicks reservoirs. We list each building's FEMA zone and ask for the §92.0135 flood notice before you apply.
If you'd rather skip the drive, METRO runs commuter buses to Downtown from the Grand Parkway, Kingsland and Addicks Park & Ride lots along I-10. Around LaCenterra at Cinco Ranch, we line up tours by freeway exit so one afternoon covers four buildings.

Compare Katy with nearby areas
New apartments in Cypress
Cypress mixes new garden-style apartments with build-to-rent homes along the Grand Parkway, US 290 and Mason Rd. Most of it is unincorporated Harris County, so water districts and address-level school boundaries matter more than the mailing city.
New apartments in The Heights
The Heights is one of the inner-loop areas where new construction is mostly mid-rise, with structured parking and amenity fees. It sits inside the City of Houston, so Chapter 19 floodplain rules apply, and Houston has no zoning, so what's planned next door matters.
