Why a special isn't the price

The advertised deal is only part of the monthly bill

New buildings compete on specials. The fees, water and year two are where renters get surprised.

Weeks free, fees on top

A deep special can sit next to required monthly fees that add up to more than $1,100 a year at some buildings.

Water and power you can't pick

Many new buildings sit in a MUD or district, and some don't let you choose an electric plan. The property bills it, so it's easy to miss.

A year-two jump

Renewals are priced from base rent, not from what you paid. At the median special, year two jumps about 18%.

The math

Why the special isn't the price

Free rent is base x 12 / 52 x weeks. Net effective is (base x term minus free rent) / term. True monthly adds required fees, then electric, water and parking. Year two starts from base.

Worked example: Prose Riviana, Katy

Illustration, Oct 25, 2026
Base rent$1,260
SpecialUp to 10 weeks free
Free rent ($1,260 x 12 / 52 x 10)$2,907.69
Net effective, 12 months$1,018
Net effective, 15 months$1,066
Required fees (Greystar calculator)+$77.62

True monthly, 12 months

Net effective + required fees, before electric and water

$1,095

Year two at 0% change: $1,337.62

That's a $242 jump at renewal, about 22%, because renewal starts from base.

8 weeks free on a $1,400 apartment is about $2,585. Spread over 12 months, you pay about $1,185. Add our $98 median fees and it's $1,283, and year two starts at $1,498 if the base holds.

On every card

Ten things we track on every building

Every card on the New Build Board shows the same ten fields, so a deep special with high fees can't win by accident. Prices come from the morning feed; address facts were checked building by building on Oct 25, 2026.

The Houston New Build Score sits on each card too. No one can pay for score or placement, and commission never touches it.

Dollar and weeks cells are calculated from the morning feed, last confirmed Oct 25, 2026. Restricted buildings never set a "from" cell, so the number reflects market-rate units.

Dated tour notes

What we see in person, with the date

We don't post reviews we can't stand behind. Instead, our team writes short, dated notes after each visit: which phases are finished, what the unit looked like, what the office put in writing.

Tour notes publish on each building's page with the visit date and our own photos. Renderings are labeled as renderings.

How a tour note reads

Visit date · Building · Phases finished · Amenities open · Fee sheet received · Water billing confirmed · What we're still waiting on.

FAQ

New apartments in Houston: common questions

How is your help free to me?
Communities pay the brokerage, Spirit Real Estate Group, LLC, when you lease through us. Your rent is the same either way, and commission never affects our score, sort, placement or alerts.
Do you track older or renovated apartments?
No. We track ground-up new construction with first move-ins from 2024 to 2027, in pre-leasing, lease-up or the first 24 months. Renovations, conversions and renamed older buildings are out; The Watt is excluded as an office conversion.
Why isn't the special the price I'll pay?
A special lowers year one only, and required fees, water and electric come on top. Renewal is priced from base, so at the median special year two jumps about 18% (board math, Oct 25, 2026).
How do you calculate net effective rent?
Free rent is base x 12 / 52 x weeks free, and net effective is (base x term minus free rent) / term. True monthly adds required fees, then electric, water and parking.
What is a MUD, and why does it change my water bill?
A MUD is a Municipal Utility District that supplies water outside city systems; 67 of 140 board buildings get water from a district, usually billed through the property. We ask for last year's average bill before you apply.
Is a new building outside the flood zone?
We give the FEMA zone, not a verdict: 128 tracked buildings are Zone X, 9 shaded X, and 3 Zone AE (Oct 25, 2026). We also ask for the §92.0135 notice and what the generator covers.
Can you guarantee a price or approval?
No. The community sets both, and we confirm them before you sign.
