Why it goes wrong

Why pre-leasing goes sideways

Opening dates move. When they do, your current lease end doesn't.

Estimates treated as dates

A first move-in date is an estimate until the community confirms it. We mark every one with the date we heard it.

Deposits with fuzzy terms

A holding deposit may or may not be refundable. The written terms decide, so we get them before you pay.

No backup building

If the opening slips past your lease end, you need a place to go. We line up a backup that's already leasing.

What’s on the Opening Soon list?

Opening Soon covers buildings with a first move-in date that hasn’t happened yet. They’re in pre-leasing, which means you can reserve a unit before the building opens. About 5,600 units are expected to deliver across the Houston area in 2027, down from about 13,000 in 2026 (Northmarq).

Every estimate on this page carries a date. It’s marked unconfirmed until the community confirms it in writing. Construction schedules shift for weather, inspections and the certificate of occupancy, so we treat every date as a moving target until it’s locked.

How does pre-leasing work?

Most pre-leasing follows the same steps.

  1. You tour a model unit or a finished phase, or take a video walk.
  2. You sign a reservation agreement and may pay a holding deposit.
  3. Closer to opening, you sign the actual lease with the special and fees.
  4. You move in on the confirmed date, or under the move-in delay clause if it slips.

A reservation isn’t a lease. It holds a unit for you, and its terms decide whether you get your deposit back if you change your mind or the date moves. We get those terms in writing before you pay.

Line up the dates first

Start with your lease-end date. If the opening estimate lands within a few weeks of it, we plan a backup building that’s already leasing, so you’re never stuck between two places.

What if the opening slips?

It happens. Phased delivery means some buildings open one section at a time, and a late inspection can push a date by weeks.

Your lease or reservation should have a delay clause. It may offer interim housing, a transfer to a finished unit, a credit, or the right to cancel if the unit isn’t ready. We ask what the community publishes before you sign.

When a date moves, we write to the community and report back. If your backup building still fits, we can move fast.

Are pre-leasing specials worth it?

Sometimes they’re the deepest specials a building ever offers. Sometimes a look-and-lease special at a building already open is better. We put both side by side with net effective, true monthly and year two.

Remember that renewal starts from base rent. At the board’s median special, year two jumps about 18% (board math, Oct 25, 2026). We show that number next to every special, including pre-leasing deals.

How do alerts work?

Save the openings you care about. With your consent, we’ll send an alert when a date is confirmed, a special changes or a unit opens up. You’ll get one alert a day at most.

How do I plan an opening-day move?

Send us your lease end, move date, size and all-in budget. We’ll match openings, get the reservation terms in writing, and line up a backup. It’s free to you, and your rent is the same either way.

FAQ

Opening Soon questions

Should I wait for a building to open?
Only if the dates line up and you have a backup. We compare the opening estimate with your lease end and keep a building that's already leasing in reserve.
Is a holding deposit refundable?
Only if the written terms say so. We get the reservation agreement and refund rules before you pay anything.
Is a reservation the same as a lease?
No. A reservation holds a unit; the lease is a separate signed contract with its own terms, including the special and fees.
What if my new apartment isn't ready on move-in day?
The lease's move-in delay clause decides what happens. We write to the community for you, ask about any interim housing or transfer offers they publish, and report back.
Are pre-leasing specials bigger?
Sometimes. We compare the special at each stage and show the year-two number beside it.
How often will you alert me?
Once a day at most, and only for saved buildings you've agreed to hear about.
Can you guarantee a price or approval?
No. The community sets both, and we confirm them before you sign.
