What is the Houston New Build Score?
From what I have seen, evaluating the 2026 apartment market requires cutting through a lot of promotional math.
You see a number from 0 to 100 on every board card and want to know what is behind it.
The houston new build score measures how good the deal and the disclosure are at a ground-up new building.
It weighs six distinct components, while intentionally ignoring others.
We use this metric as one of the core tools on our New Build Board, and here is exactly how it works.
This guide breaks down the data, what it actually tells us, and how to use it to your advantage.

What the score measures, and how much each part counts
The math behind the score focuses heavily on the actual financial impact of a lease.
This approach reduces costs for homeowners waiting on a residential construction project or business owners housing local teams.
We evaluate six specific categories to generate the final number.
| Component | Points | What it looks at |
|---|---|---|
| Deal depth | 30 | How much the confirmed special lowers year one, as net effective versus base |
| Price vs. nearby new builds | 20 | True monthly compared with similar new buildings close by |
| Year-two risk | 15 | How big the jump from year one to year two is likely to be |
| Lease-up stage | 15 | Where the building is: pre-leasing, lease-up or first 24 months |
| Fee and water disclosure | 10 | Whether the written fee sheet and water billing method are confirmed |
| Build complete | 10 | How many phases and amenities are finished |
| Total | 100 |
Every part uses data from the morning feed and internal confirmations to ensure you see current market conditions.
If a property document cannot be scored yet, it scores lower until confirmed.
Our system explicitly rewards buildings that disclose costs clearly.
This transparency proves critical when tracking utility regulations across the Texas region.
What the score never measures
The score is strictly about the deal and the disclosure, not about places or people.
It never scores:
- Location. No area or neighborhood earns or loses points.
- Flood zone. We show the FEMA flood map zone as a fact on every card, but it does not alter the math.
- Schools. Houston ISD boundaries and ratings are listed as facts by address, never as a score input.
- Reviews. Early reviews at new buildings are thin and uneven.
- People. Who lives or can rent at a building is never evaluated.
No one can pay for score or placement
Communities pay the brokerage when you lease through us. That commission never touches the score, the sort order, placement, recommendations or alerts. It is a written policy, enforced in code.
Why these weights?
Deal depth and price vs. nearby together make up half the score, because they dictate your year-one cash flow.
Year-two risk counts heavily because renewal rates are priced from the base rent, not the discounted rate.
At the board’s median special, year two jumped about 18% according to board math on Oct 25, 2026.
We structured the weights this way so a building with a deep special and a massive renewal jump does not look better than one with a steady price.
The remaining scoring factors focus on timing and transparency:
- Lease-up stage: Earlier development stages usually provide more negotiating room on price.
- Build complete: Finished amenities provide immediate value and prevent living in an active construction zone.
- Disclosure: The Federal Trade Commission recently cracked down on corporate landlords for hiding mandatory fees, making upfront fee sheets critical.
Our scoring model directly penalizes properties that fail to provide written fee sheets upfront.
This penalty protects your housing budget from unexpected monthly charges.

How should I use the score?
Use this tool to sort your options, not to make your final decision.
A high score indicates a strong financial deal with clear cost disclosure.
The number does not guarantee the building fits your specific commute, pet requirements, or desired submarket like The Heights or Downtown.
Filter the database by your operational needs first, then use the score to compare the remaining shortlist.
We recommend pairing this metric with the price fields on each card.
The detailed page on how to read our prices defines net effective rent, true monthly cost, and year-two projections.
You can also review the page covering neighborhood scoring metrics, which explains a separate, neighborhood-level measure.
A worked example of the score
Here is a hypothetical property, evaluated component by component.
This breakdown illustrates how the math functions in a real-world scenario.
| Component | Max | Hypothetical score | Why |
|---|---|---|---|
| Deal depth | 30 | 24 | 8 weeks free on a 12-month term |
| Price vs. nearby new builds | 20 | 14 | True monthly a bit below similar buildings |
| Year-two risk | 15 | 6 | Deep special means a larger jump |
| Lease-up stage | 15 | 12 | Early lease-up, wide unit choice |
| Fee and water disclosure | 10 | 10 | Fee sheet and water method confirmed |
| Build complete | 10 | 5 | Pool and second phase still being finished |
| Total | 100 | 71 |
The example demonstrates how a deep concession, like 8 weeks free, can lift the deal depth category while lowering the year-two risk score.
We designed that specific balance on purpose to prevent temporarily cheap leases from masking long-term expense spikes.
Why disclosure earns points
A building that sends its written fee sheet and water billing method makes the final monthly bill transparent.
This clarity deserves credit, because it saves you from expensive surprises.
Hidden expenses can inflate monthly apartment costs by 10% to 30%, according to recent 2026 housing data.
Properties that hesitate to disclose these details score lower on that specific part until they provide the documentation.
We prioritize this transparency because an unexpected $150 monthly technology or trash valet fee ruins a carefully planned corporate housing budget.
Your bottom line matters more than a temporary rent concession.
