What are 55+ new apartments?
A 55+ community or 62+ community is an apartment community with an age rule. Under the Housing for Older Persons Act (HOPA), a 62+ community generally requires every resident to be 62 or older. A 55+ community generally requires at least one resident age 55 or older in most occupied units.
As of Oct 25, 2026, four tracked new communities carry a sourced age label:
| Community | Age label | Also income-restricted? |
|---|---|---|
| The Laurel at Blackhawk | 55+ | Yes, 89 of 120 units LIHTC |
| Oakwood Trails | 62+ | Yes, all units |
| Ivy Point Cinco Ranch | 55+ | Not labeled |
| Springwood at Aliana | 55+ | Not labeled |
Campanile on Minimax is pending. One source lists it as 62+ affordable, and we’re confirming the program.
How are age labels different from marketing terms?
You’ll see words like senior apartments, active adult community and independent living on listing sites. They don’t tell you the legal rule. Only the community’s written policy does.
We label buildings by the rule they follow, with a source and date. Labels are factual and filterable. We don’t run age-targeted ads, and we personalize only from what you tell us.
These are apartments, not care facilities
The communities on this page are apartment communities with age rules. We don’t track assisted living, memory care or skilled nursing.
What happens when age and income rules combine?
Some new 55+ buildings use LIHTC financing through the TDHCA. Those units have an income limit on top of the age rule. At The Laurel at Blackhawk, 89 of 120 units are LIHTC.
For those units, you need to meet both tests. Your household has to meet the age rule, and your household income has to sit at or under the AMI limit for your household size. In Harris County, 60% AMI for 2 persons is $49,920 (TDHCA 2026).
We pre-check both before you pay any application fee.
Which unit features do you check?
We ask about the specific unit, not just the brochure. Common questions:
- Ground-floor units or single-story units, if stairs are a concern
- Elevator access in mid-rise buildings, and what the generator covers in an outage
- Grab bars and walk-in shower options, as published
- Parking close to the door, and covered walkways
We never ask about a disability. If you need a reasonable accommodation, we connect you with the community’s own process.
How does age verification work?
Age verification usually happens with ID at application or at lease signing, under the community’s written policy. Some communities verify every resident, others verify the qualifying resident. We share the policy before you apply.
How do I get started?
Send us your move date, unit needs and all-in budget. We’ll check the labels, rules and features at each community and line up tours. It’s free to you, and your rent is the same either way.
