Why it goes wrong

Why high-rise comparisons go sideways

A tower's special can be generous, and its fees can be too.

Parking per space

Structured parking is often charged per space. Two spaces can change the whole comparison.

Amenity fees on top

Towers often add an amenity fee and valet trash to required fees, which the special doesn't cover.

Power and elevators

In a tower, an outage means elevators and water pumps. No law requires backup power, so we ask what the generator runs.

What counts as a new high-rise apartment?

A high-rise is an apartment tower with elevators, usually 10 stories or more, built with concrete construction and a structured parking garage. We track only ground-up towers with first move-ins from 2024 to 2027.

Most new Houston towers sit inside the Loop, in Uptown, or near the Texas Medical Center and Memorial Park. They often come with a concierge desk, a rooftop pool, package lockers and a controlled-access garage.

At 11 market-rate board buildings, required fees ran $77.62 to $158.06 a month, median $98 (Oct 25, 2026). Towers tend to sit at the higher end once you add an amenity fee. Parking is separate, so we give it its own line.

Included electric, flagged

Five of 140 board buildings included or billed electric on Oct 25, 2026. When electricity included applies, the card says so and we don’t add a separate electric line.

What should I ask a tower before I sign?

Towers raise questions a garden building doesn’t.

  1. How many parking spaces come with the unit, and what does each extra one cost?
  2. Is there an amenity fee, and what does it cover?
  3. What does the generator run during an outage: elevators, water pumps, hall lights, garage gates?
  4. How many elevators serve your floor, and how are moves scheduled?
  5. What’s the FEMA zone, and where does the garage entrance sit?

No law requires backup power, so we ask each building and share the written answer.

Are high-rise specials bigger?

Sometimes. Towers take longer to lease up, so specials can stay on the board for months. But fees can take back part of the special. We show base rent beside every discount and year two beside every special, so you can see the full picture.

How do I compare towers?

Send us your move date, floor range, parking needs and all-in budget. We’ll build the full bill for each tower, ask the tower questions, and line up tours. It’s free to you, and your rent is the same either way.

FAQ

High-Rise questions

Do high-rises cost more each month?
Often, through parking and amenity fees. Compare the true monthly, which adds required fees, parking, electric and water to the net effective rent.
What's the difference between high-rise, mid-rise and garden-style?
High-rises are towers with elevators and structured parking. Mid-rises are usually 4 to 7 stories, often wrapped around a garage. Garden-style buildings are 2 to 4 stories with surface parking.
Do any new towers include electric in rent?
Some buildings include or bill electric. On Oct 25, 2026, 5 of 140 board buildings did, and each card says so.
Is parking included at a new high-rise?
Sometimes one space is included, and extra spaces cost more. We put parking on its own line so you see the real cost.
What should I ask about backup power in a tower?
Ask what the generator runs: elevators, water pumps, hallway lights and garage gates. No law requires backup power, so we ask each building.
Do you track towers outside the Loop?
Yes, when they're ground-up new construction. Most new towers are inside the Loop, in Uptown, or near the TMC and Memorial Park.
Can you guarantee a price or approval?
No. The community sets both, and we confirm them before you sign.
