How do I choose where to live when moving to Houston?
Houston covers a lot of ground, so start with where you’ll work. Asking rent in Houston was $1,350 in Q2 2026 (Northmarq), and effective rent was $1,312 (Cushman). We always say which number we’re quoting, because the gap is the specials.
Your job anchor shapes everything else. These are the ones we see most:
- Texas Medical Center (TMC). Inner-loop areas, the Heights, Midtown and the METRORail Red Line.
- Energy Corridor. Katy, west Houston and the I-10 corridor.
- Downtown. The Heights, East Downtown and inner-loop mid-rises.
- George Bush Intercontinental (IAH). North Houston, Spring and Humble.
- NASA Johnson Space Center. Clear Lake, League City and Galveston County.
- Houston Ship Channel. Pasadena, Baytown and the east side.
We match each anchor to areas with new builds, then show the drive, route and toll for every building. Our minutes are free-flow, so treat them as the floor.
What changes the monthly bill in Houston?
More than the rent. Three lines vary by address.
Water. 67 of 140 board buildings get water from a Municipal Utility District or similar district, usually billed through the property (Oct 25, 2026). The method has to be in your lease, and we ask for last year’s average bill.
Electric. 123 of 140 buildings sit in CenterPoint Energy’s area, where you choose a plan on Power to Choose. Ten are Entergy Texas with no choice, one is Mid-South Electric Cooperative, and five include or bill electric.
Tolls. The Harris County Toll Road Authority and other agencies run the Westpark, Sam Houston and Grand Parkway toll roads. You’ll want an EZ TAG account. From Fulshear to the Galleria, tolls ran about $219 a month (Oct 25, 2026).
Schools are facts, not ratings
We list the district for each address, like Katy ISD, Cypress-Fairbanks ISD, Houston ISD or Fort Bend ISD, with a lookup link. We don’t rate schools or use them in any score.
Can I lease before I arrive?
Yes. We walk the actual unit with you on live video, not just a model. On camera, we check the view, noise from the street or amenity deck, water pressure and the exact unit number.
Then we handle the parts you can’t see. We confirm the special, the written fee sheet, the water district and the electric provider. We pre-check your application before you pay a fee, including whether the community accepts an offer letter as income.
Where the community allows it, you can apply and sign remotely. We read the concession, fee and utility addenda with you first.
What should I set up before move-in?
Pick an electric plan 3 to 5 business days before move-in if your address is in CenterPoint’s area. Prepaid plans can’t charge a deposit under 16 TAC §25.498. Entergy Texas caps a utility deposit at one-sixth of annual billing, and Mid-South charges a $75 membership.
Confirm who bills the water and whether there’s a setup fee. Plan for your vehicle registration and an EZ TAG if your commute uses toll roads.
How do I start?
Send us your job address, move date, lease end, size and all-in budget. We’ll match areas, line up buildings, and book a live video walk. It’s free to you, and your rent is the same either way.
