Why do new Houston buildings offer 8 to 10 weeks free?
You keep seeing banners for 8 or 10 weeks free and wonder what the catch is. The short answer is supply. Houston has built a lot of apartments in a short time, and new buildings compete for the same renters while they fill. That’s the main reason behind most specials at lease-up apartments.
Here are the numbers behind it:
| Measure | Value | Source |
|---|---|---|
| Units delivered, year ending Q2 2024 | 25,000+ | RealPage |
| Units under construction, Q2 2026 | 13,319 | Transwestern |
| Houston-area units with a concession, Q2 2026 | 55% | Transwestern |
| Expected deliveries, 2026 | about 13,000 | Northmarq |
| Expected deliveries, 2027 | about 5,600 | Northmarq |

What is a building trying to do during lease-up?
A new building starts nearly empty. Its owner has loans to pay and a target for stabilized occupancy, often around 90% or more. Until it gets there, every empty unit costs money.
Specials speed that up. When several new buildings open in the same area at the same time, each one needs a reason for you to pick it. Weeks free is the most common tool.
Why weeks free and not lower rent?
Weeks free fills units without lowering the contract rent. That matters to owners for two reasons.
- The rent roll stays higher. Lenders and buyers look at contract rents. A building full of $1,400 leases with weeks free looks different on paper than one full of $1,200 leases.
- Renewals start higher. Year two is priced from base, not from the discounted average. At the board’s median special, year two jumped about 18% (board math, Oct 25, 2026).
That second point is why we show year two beside every special. It’s also why a reduced-base offer can beat weeks free over two years.
A deep special isn’t a quality signal
Specials mostly reflect supply nearby and how full a building is. A deep special doesn’t mean a building is bad, and a small one doesn’t mean it’s better. We look at the building itself separately.
How deep are specials right now?
On Oct 25, 2026, the board median special was 8.0 weeks across 128 market-rate communities, and 52% were at 8 weeks or more. The live median updates with the morning feed. See current specials for the confirmed list with the math done.

What happens as supply drops?
Deliveries fall from about 13,000 in 2026 to about 5,600 in 2027, the lowest in nearly 15 years (Northmarq). Fewer new buildings in lease-up usually means less competition for renters. That could mean fewer or smaller specials over time, though every building sets its own.
We don’t forecast any one building’s pricing. We show what’s confirmed today, with the date.
Why specials vary so much building to building
Two new buildings on the same road can offer very different specials. The difference usually comes from how full each building is, how many units it has left to fill, and what the owner’s leasing targets are. A building that’s 50% leased needs specials more than one that’s 90% leased.
Specials also shift by floor plan. A building may offer deep specials on floor plans it has too many of, and smaller ones on popular layouts. That’s why we confirm the special for the exact unit, not just the building.
Is a special ever “too good”?
A very deep special at a real community is usually a sign of supply, not a problem. A very low price on a listing that doesn’t match the community’s own office is a different thing, and may be a scam. Always confirm with the leasing office directly.
What should I do with this?
Use the special, but price it fully. Turn weeks free into net effective, add fees and utilities, and check year two. Our guide on how weeks free works shows the formula step by step.
Then send us your move date. We’ll confirm each special in writing and show you the whole bill, the same day during hours.
